![]() | Lawson's court is an exceptionally attractive grouping of just twelve outstanding three and four bedroom family homes located in an idyllic countryside setting at High Coniscliffe, just four miles west of Darlington. The glorious countryside surrounding Lawson's Court has driven the design - large windows are positioned to take full advantage of the glorious views and some properties have the living room on the first floor with the same objective in mind. Here is a newly created community which pays respect to the natural heritage of the area yet provides homes which reflect the 21st Century way of life. High Coniscliffe and its surroundings A scant four miles west of Darlington, above the banks of the River Tees, lies the peaceful hamlet of High Coniscliffe. Surrounded by farmlands and bordered to the south by the river it is but a few minutes drive to the centre of Darlington with the many shopping and leisure amenities that the town has to offer. There has been a community here from Saxon times and artefacts have been found from the period when a Roman post existed by the nearby river crossing at Gainford. The name, Coniscliffe, derives from the Old Norse or Viking word for king ‘’conig’’. The ‘’-cliffe’’ refers to the steep drop from the sharp limestone ridge to the river. There are some fine buildings in High Coniscliffe. The parish church of St. Edwin, built in the Norman style, is the only church in the land dedicated to it’s saint and dates from the late 12th century. In addition, a high proportion of the houses along the high street have been listed by English Heritage. It is just a short stroll from Lawson’s Court to the river bank where one can join the walking trail, part of the long- distance Tees Way and head upstream or down, branching off to walk glorious circuits through beautiful countryside. There are two pubs in the village and one of them, the Spotted Dog, is highly regarded in the area for its food. Tips for viewing a new home in Darlington
Snagging. If you do not know the current standards (which you probably don't) use common sense when deciding if something is a defect or not: if it looks wrong then it probably is. Spend roughly 20 minutes per room, running your fingers over everything to make sure it is smooth. Always snag in natural daylight and stand a reasonable distance away from the item you are checking.
Useful Tools for Snagging. You will need:
Tape measure: to check the rooms / windows / doors / brickwork
Spirit level: to check the levels of the floors / ceilings / walls & everything else that should be level, really is level
Socket tester: ensures the sockets are safe
Torch: to check in the loft if there is no light
Submitting your Snag List. Submitting your list is just part of the process - getting the work completed is another task altogether. Ensure all communication is in writing and keep a diary of all calls / letters & e-mails- you never know when you may need to refer to it. Ask your developer to prepare a schedule of works detailing when works will take place & what will be done.
- Glass. You must report glass scratches within 24 hours of completion or you will not be covered.
- Paintwork. Make sure the paint is not too thin (grinning) and that every thing has been painted in full (check the insides of window frames.) Has the paint splashed anywhere?
- Plaster. Are the walls & ceilings smooth and flat? Are the joints neat and even?
- Carpentry. Is the woodwork finished properly? Are the locks & hinges fitted level? Check for gaps around doors & ensure the stairs & spindles are firm. Do the doors & windows open & close easily?
- Brickwork. Are the gaps even & well spaced? Is the brickwork clean & uniform?
- Tiling. Are any of the tiles proud (sticking out) & is the grouting & mastic sealant finished properly?
- Plumbing & Electrics. Check all appliances are working correctly and that all guarantees & paperwork are in place. Check for leaks which can appear at any time.
- Flooring. Are the floors level and finished correctly, especially around the edges?
- Switches, Sockets & Radiators. Are they level, working & in the right place?
- Fitted furniture (kitchens, wardrobes etc). Are the doors & drawers fitted correctly? Check the handles, hinges, any scratches or dents?
Liaising with your developer. Maintain positive yet persistent communication with your developer for the best effect. Try not to get in to an argument with them if possible as this won't help you and could delay your remedial works.
Some good reasons to buy a new home in Darlington
- A new home can be ideal for buyers who don't want the expense and hassle of renovating and modernising an older property.
